Jump Start Iowa Grant
Recieve up to $41,250 to build a new home!
North Iowa Council of Governments (NIACOG) has received federal funding through the Jump Start Iowa Grant Program.
Qualified families and individuals may receive a grant to build a house for up to $180,000, which includes the price of the lot and all amenities. Eligible applicants will receive a grant of up to $41,250 or 25% of the house price.
Only income (NOT ASSETS) is included to determine qualified applicants, enabling current property owners too qualify for the grant as well.
This grant, coupled with historically low interest rates provides an unprecedented opportunity for area residents. Individuals wishing to relocate to Forest City city limits, first time homebuyers, move-up homebuyers, and those looking for a retirement home could benefit greatly from this once in a lifetime opportunity.

Products What is a Modular Home?
A modular home is constructed in sections (or mods) within a protected environment. The sections are shipped to the site on specially designed carriers and set on the foundation. The modular home companies featured on this page all use conventional construction techniques - in other words they are "stick built" in a protected environment rather than on site.
Modular is Not the Same as Manufactured!
Modular homes are constructed to meet USB codes (the same national and state codes as site built homes). In contrast, manufactured homes are built to comply with the federal construction safety standards act (HUD/CODE), which requires homes to be built on a non-removable steel chassis. They are not appraised using the same standards as site built or modular homes. The structural requirements for manufactured homes are not as stringent as national and state codes.

Home Warranty - We provide homeowners with a 10 year structural warranty.
Structural Integrity - In its report, "Building Performance: Hurricane Andrew in Florida", assessment teams for FEMA state that "modular homes withstood the 135-155 mph winds of the category 4 storm, far better than the site built homes. Overall, relatively minimal structural damage was noted in modular housing developments".
Price - A contract is signed upfront - the price cannot change. On site projects often have a 10 - 20% price increase which lenders most often make the home builder budget for. This can present a significant problem for a buyers budget.
Time - Typically your home is delivered and weather tight the first day. Move in day is generally less than 60 days later. This greatly reduces interest expenses.
Quality - Name brand amenities such as Certainteed shingles and siding, Kenmore appliances, Delta faucets, AKER, SWAN, Merrilat & Medallion cabinets, and Anderson or Crestline windows, to name a few.

Tax Breaks - When compared to other investments, few will generate the healthy tax breaks that homeownership does. Some tax breaks include:
* Non-taxable mortgage interest on your homestead
* Deduction of real estate tax on your federal income tax return
* Interest on home equity loans, or equity lines of credit is also tax deductible.
